Situated on a 12-acre site, this 249,000 sq ft project consists of three structures: a two-story, 63,000 sq ft office building; a connected 135,000 sq ft precast parking deck for 369 vehicles; and a 51,000 sq ft natatorium that includes a 50-meter competition pool and a separate four-lane, 25-yard warm-up pool.

The office building features a three-story lobby and houses areas for numerous divisions, including elections, the tax commissioner’s office, a board room for the Columbus City Council Chambers, two vaults, executive meeting rooms, and a TV studio for the local government station, CCG-TV. The building also includes the 311 Citizen Service call center, which has raised flooring for conduit and electrical rough-in. The skin of the structural steel building features a combination of brick, cast stone, and precast concrete. Interior finishes include a monumental stair, Class A office space, stained woodwork, and terrazzo flooring.

The structural steel natatorium building features a high-performance coating and a skin of brick, metal panels, glass, and an exterior insulation and finishing system.
