Construction Underway on Two New Senior Living Communities in Georgia

Brasfield & Gorrie begins constructing two Metro Atlanta developments, reflecting high demand for senior housing across the Southeast

Atlanta, Ga. (July 23, 2015) – Brasfield & Gorrie today announced the start of construction on two senior living communities in the Atlanta metropolitan area. The general contractor recently broke ground on the Sterling Estates of West Cobb development and the Somerby of Sandy Springs community. The two projects reflect the increasing demand for new senior living facilities across the Southeast.

Located on the west side of Marietta and close to healthcare facilities, restaurants and retail shops, the $51 million, 25-acre Sterling Estates of West Cobb will include a 90-unit, 102,000 sq ft assisted living building, two 21-unit, 24,000 sq ft independent living apartment buildings and up to 58 independent living cottages and garden homes. Amenities will include an indoor heated swimming pool, a wellness center and walking trails throughout the community. Serving as general contractor, Brasfield & Gorrie is teaming with owner West Cobb Senior Living, LLC, and architect Rule Joy Trammell + Rubio on this project, which will be completed in August 2016. Brasfield & Gorrie previously built Sterling Estates of East Cobb, which was completed in August 2012.

Somberby of Sandy SpringsWith easy access to Interstate Highway 400 and proximity to medical facilities and retail and dining options, the 6-acre Somerby at Sandy Springs community will be a luxury 250,000 sq ft, 200-unit senior living facility for independent living, assisted living and memory care residents. Amenities will include multiple theater rooms, covered parking and a wellness center featuring individual and group fitness areas, a medical clinic and an indoor water aerobics pool. Serving as general contractor, Brasfield & Gorrie is teaming with owner Dominion Partners and architect Rule Joy Trammell + Rubio on this project, which will be completed in December 2016. Brasfield & Gorrie previously constructed the Somerby of Mobile community in 2005.

Currently, Brasfield & Gorrie has seven senior living projects planned or underway in the Southeast. Altogether, these projects have a total construction value of approximately $230 million.

The surge in senior living construction is part of an increasing demand for these facilities from aging baby boomers. According to the Pew Research Center, as many as 10,000 Americans each day are projected to become eligible for Medicare over the next 20 years.

“The upswing in senior housing projects is particularly visible in the Southeast, where low costs of living and mild climates attract many seniors,” said Brasfield & Gorrie Vice President and Division Manager Michael Byrd. “Numerous senior apartments, assisted living, independent living, nursing care and continuing care retirement communities are springing up across the Southeast, fueling construction jobs and meeting demand for senior housing units,” Byrd said.
