Brasfield & Gorrie tops out three projects in downtown Spartanburg

Brasfield & Gorrie celebrated the topping out of the 185 West Main St. office building this week. The four-story, 95,000-square-foot building and parking garage is the third Brasfield & Gorrie Main Street project to reach the milestone in recent weeks. It follows the Grain District office building and The Morgan Hotel.

“Main Street is growing right in front of us, and that’s exciting momentum to watch,” said Brasfield & Gorrie Vice President and Division Manager Ryan Ries. “We’re glad to be part of the progress taking shape throughout the community.”

185 West Main St. includes core and shell construction as well as an interior office build-out with open office spaces, tenant dining and fitness areas and ground-floor retail space. Johnson Development Associates Inc. is the owner, and project partners include McMillan Pazdan Smith, David M. Schwarz Architects Inc. and Little.

With the same owner and project partners, the Grain District office building is a seven-story, 152,000-square-foot steel-and-masonry structure with basement-level parking in downtown Spartanburg. Features include ground-level retail space, open office space, tenant dining and entertaining space, interview suites and a multipurpose space.

Overlooking Morgan Square, The Morgan Hotel is a 126,000-square-foot, six-story Curio Collection by Hilton hotel featuring 152 guest rooms, three restaurants and a rooftop dining experience with skyline views. OTO Development is the project developer, and DLR Group and David M. Schwarz Architects Inc. are serving as architects.

“These milestones are worth celebrating because of the people behind them,” said Brasfield & Gorrie Operations Manager Andrew Eckenbrecht. “We’re grateful to the crews whose effort will shape Spartanburg for years to come.”

The general contractor is self-performing concrete work on 185 Main St. and The Morgan Hotel, which gives the team greater control over cost, schedule, quality and safety.

Brasfield & Gorrie has been building in South Carolina since the 1980s. Across the state, the company has completed more than 170 projects totaling over $2.6 billion.
