This joint venture project with Clancy & Theys is an off-campus college residential community on a 3.15-acre site adjacent to North Carolina State University and the historic Stanhope neighborhood. The project was developed with the encouragement and cooperation of NC State.

Valentine Commons is comprised of an 11-story, 375,000 sq ft student housing building that includes 277 apartments; 1,520 sq ft of ground floor retail space; a 238,969 sq ft, 782-car parking deck; 8,235 sq ft of office space; and a fitness facility. Student Housing totals 928 beds in two-, three-, and four-bedroom units.

Site work for the brownfield site included approximately 8,000 cubic yards of removal as well as utility installation and relocation.
