Eagle & Phenix Mill No. 2 is the renovation of a nineteenth-century cotton mill into an apartment building. The 58,000 sq ft building, which was burned by federal forces near the end of the Civil War and rebuilt in 1872, houses 44 units. The ground level of the community accommodates office space, a restaurant, and boutique shopping.

Eagle & Phenix offers urban living with direct access to Columbus’ scenic Riverwalk. The building’s historic character was preserved by keeping its original exposed brick walls, wood ceilings, and expansive windows. Designed with sustainable features, the building employs an HVAC system that uses water from the Chattahoochee River to heat and cool the units; thermally improved windows with low-emissivity (low-E) glass; low-water-use toilets; Energy Star appliances; and high-efficiency fluorescent lights in common areas.
